Programmed Maintenance

Programmed maintenance means that a scheduled shut down will need to be planned for all cooling equipment once every three months for approximately 4 hours and one every six months for 8 hours. This may vary depending on tower size and location. This schedule has been designed to comply with the requirements of AS3666 Part 2 Operation and Maintenance. Only suitably trained personnel are authorised to carry out these works. This schedule does not cover the application of chemicals into the system for microbial control. A specialist water treatment company should be engaged to carry this out.

General overall inspection of tower condition

Drain and clean sump

Clean sump strainer

Remove access door and visually inspect inside of casing section

Remove nozzles and clean all debris

Remove fill and water blast clean

Remove eliminators and water blast clean

Water blast clean the entire tower

Tighten all loose bolts

Check and adjust fan belts

Check motor for noises

Check bearings for noises

Grease bearings

Check unit for vibration

Check mechanical section for any movement

Check motor volts and current

Apply anti-seize to adjusting bolts on motor

Check tip clearance on fan and adjust if necessary

Check pump for leaks and noises

Check tower bleed rate and advise chemical company if any problems

Check sump water level and adjust if necessary. Check valve operation

Consult with site maintenance engineer if any problems

Remove spray branches and flush out headers
